How Does Reliable Home Valuation
Appraisal Process Work?
First and foremost, we
make sure that we provide our clients with an unbiased appraisal - meaning we
set aside our personal feelings and beliefs on the kind of neighborhood the
home is situated in. Sometimes, a home in what seems to be a high-value area
may have a below-average price tag. We know that some appraisers might
overprice a home over a few so-called "factors,' but at Reliable
Valuation, we believe in being honest and transparent with our clients.
How we assess the home
is based on a few true factors. These include but are not limited to the
following:
● The number of bedrooms and bathrooms.
● The functionality of the floor plan.
● Total measurement in square feet.
● Other amenities (i.e., proximity to public
transportation).
Other factors often
exist beyond the home itself. For example, our professional appraisers take

within a certain radius. Some things are beyond the client’s control that can
either help or hurt the home’s value.
Some factors may affect
the home's overall value. A common one is the need for repairs. If a home
requires urgent repairs, it's highly recommended that work should be done to
replace, renovate, or repair anything that may otherwise drive down the home's
value. Accordingly, the appraisal plans should be held off until these issues
are taken care of.
With that said, a
low-value appraisal can and will hurt if a client is planning on selling or
refinancing a home. Some appraisals can be so low that refinancing won't be
possible until some issues within the homeowner's control are said and done
with. At that point, they can choose to have the home reappraised with the
possibility of getting a better value.
